How Long Does a Deck Last in Manitoba? (And What Shortens Its Life)

A deck is one of the best investments you can make in a Manitoba home — but only if it's built right and looked after. We get asked all the time how long a deck should last. The honest answer is: it depends less on the material and more on how it was built and whether it's been maintained.


Average Deck Lifespan in Manitoba

A pressure-treated wood deck that's properly built and maintained should last 15 to 25 years in Manitoba. Cedar is similar — 15 to 20 years with regular sealing. Composite decking, when installed correctly, can last 25 to 30 years or more because it doesn't absorb moisture the way wood does.

The keyword there is 'properly built.' Manitoba's freeze-thaw cycles are one of the most punishing environments for outdoor structures. A deck that was framed without accounting for ground movement, or that has poor drainage underneath, will fail faster than one built with those conditions in mind.


5 Things That Shorten a Deck's Life

  • Poor drainage underneath — water that pools under a deck accelerates rot on the framing and posts, even with pressure-treated lumber. The structure fails from the bottom up long before the surface shows it.

  • Skipping the sealant — wood decks that aren't sealed regularly let moisture in. Once water gets into the grain and freezes, it expands and cracks the board from the inside out.

  • Wrong fasteners — using non-galvanized screws or nails in a Manitoba climate is a common mistake. They rust, they stain the wood, and eventually the fastener fails, and the board lifts.

  • Snow load buildup — heavy snow left sitting on a deck puts stress on the framing. Combined with aging lumber and loose connections, it accelerates structural movement.

  • Ground contact rot — posts sitting directly in soil or concrete that trap moisture will rot at the base. This is the number one structural failure we see on older decks in Winnipeg.


Signs Your Deck Needs Repair vs. Full Replacement

Repair is the right call when you have isolated board damage, a few loose fasteners, surface cracking from UV exposure, or railings that need retightening. These are maintenance issues, not structural ones.

Replacement is the right call when the posts or beams have soft spots indicating rot, the ledger board where the deck meets the house is pulling away or water-damaged, the deck moves noticeably underfoot, or more than 30 percent of the boards need replacing. At that point, you're spending repair money on a structure that's already compromised.
